If you own a home in Historic Kenwood, you may be wondering how the neighborhood’s market looks right now. Here is a short, factual snapshot of the Historic Kenwood market from the latest available data, and what it may mean if you’re thinking about selling.
The numbers
Redfin’s Historic Kenwood housing market page reports these figures for the three months ending September 2026, all home types (read October 28, 2026):
- Median sale price: $724,622
- Median days on market: 41, compared with 66 days for the same period a year earlier
- Sale-to-list price: 96.1%, meaning homes sold for 96.1% of their list price on average

A note on small numbers
Kenwood is a neighborhood, not a whole city, so the number of sales in any three-month window is small. With a sample that size, a few higher- or lower-priced sales can move the median noticeably from one month to the next. I’d treat the median as a rough guide to the neighborhood, not a price for any one house. Days on market and the sale-to-list figure are often more useful when you’re planning a sale.
About the neighborhood
Historic Kenwood sits west of downtown St. Petersburg. The Kenwood Historic District was listed on the National Register of Historic Places in 2003, and the district’s National Register nomination counts more than 500 Craftsman Bungalow-style buildings. Walk a few blocks and you’ll see deep front porches, wide eaves, exposed rafter tails, mature trees and, on some streets, brick paving.
What this may mean if you’re thinking about selling
Every seller’s situation is different, so I start with yours: your timing, your plans and what you need from the sale. With that in mind, a few things stand out in these numbers:
- Buyers are comparing. A median of 41 days on market suggests buyers often take time to look at several homes before they decide.
- Price to the comps. In my experience, the homes that sell more smoothly are priced from recent sales of similar homes nearby, not from the highest asking price on the street. With sale-to-list at 96.1%, homes sold a little under their list price on average.
- Presentation matters. Character homes sell on their details. Good photos, small repairs and a well-kept porch help buyers see what makes your home different.
- Know your numbers first. Before you list, a cash-at-closing estimate shows roughly what you’d walk away with after the costs of selling, so you can plan with real figures.
