How I Market Your Home
Your home’s first showing happens online. My launch is built to bring you more of the right buyers, showings from people who have already walked your home, support for a stronger price, and fewer days living show-ready.
My 3D tour works like an open house that never closes. Buyers walk through your home online at any hour, so the ones who ask to see it in person already know the layout works for them. That means fewer strangers through the house and fewer days living show-ready.
What my marketing does for you
Good marketing isn’t about more pictures. It’s about what buyers can understand before they ever book a showing.
More of the right buyers
Clear photos, a 3D tour and a floor plan help buyers tell quickly whether your home fits them, so the ones who reach out are a real match.
Serious showings
Buyers who ask to see it in person have already had the chance to walk it online, so they come knowing the layout works for them.
Support for a stronger price
When buyers can see the space, the light and how the rooms flow, they can see the value. The market sets the price. My job is to show buyers everything worth paying for.
Fewer days living show-ready
More of the first look happens online, so fewer people come through just to look around.
No one can promise a price or a timeline. What I control is how well buyers see your home.

Marketing comes in levels
Every listing gets marketed. The difference is the level, and how many of a buyer’s questions get answered before the showing.
A few photos
Buyers see some of the rooms, but not how they connect.
Professional photos
Buyers see every room at its best, one room at a time.
Photos, 3D tour, floor plan, virtual staging
Buyers see the rooms, walk how they connect, check whether their furniture fits, and picture the empty spaces furnished.
What’s in every launch
Professional photos
Composed and lit so each photo answers a buyer’s question: how big, how bright, what’s the view.
A 3D/360 tour
Buyers walk through every room online, at any hour, on a phone or a laptop.
A floor plan
Buyers see how the rooms connect and can start placing their furniture before they visit.
Virtual staging
Empty rooms shown furnished, so buyers can picture living there. Every staged photo is labeled “virtually staged.”
Help buyers picture the empty rooms
An empty room is hard to size up. Virtual staging furnishes it digitally, so buyers can see how it lives. I label every staged image “virtually staged,” so buyers always know what they’re looking at.

Short clips from my tours
A few seconds of video show how the rooms open to each other, with the light and finishes in motion. I use short clips like these to introduce your home online.

“Will our furniture fit?”
Photos can’t answer that. A floor plan can, before a buyer ever books a showing. It shows how the rooms connect, where the light comes in and how you move through the home, so the buyers who book already know the layout works for them.
