If you own a home in St. Petersburg, you’ve probably gotten the postcard, the text or the online pop-up: “We’ll buy your house for cash.” Some of those offers are a good fit, and many leave money on the table. The only way to know which kind you’re holding is to put the numbers side by side.
Two very different kinds of cash buyers
“Cash buyer” covers two groups, and they behave differently.
- Big cash-buying companies, such as instant-offer programs and “we buy houses” firms, make an offer before your home ever hits the market. They take on the repairs, holding costs and resale risk, and they build all of that into their price. In return you get speed, certainty and no showings.
- Independent cash buyers, such as local investors, retirees, second-home buyers or anyone paying without a mortgage, usually find homes the same way everyone else does: on the open market. When your home is listed, they compete for it alongside financed buyers.
That second point is the one most sellers miss. Listing your home doesn’t mean giving up on cash buyers. It invites all of them, plus every qualified buyer with a mortgage, to make their best offer.
What the market looks like right now
Pinellas County’s single-family median sale price was $465,000 in September 2026, up 9.4% from a year earlier. A county median moves with the mix of homes that sold, so it isn’t a price tag for your home. It does show that buyers are still paying for well-presented homes. Condos and townhouses follow their own trends, so I compare your home only against truly similar sales nearby.
How to compare the two, apples to apples
- What you could sell for: start with a realistic market price based on recent nearby sales.
- What comes out: listing compensation, closing costs, any repair credits, and any service fees the cash program charges.
- Time and carrying costs: your mortgage, taxes, insurance and utilities while the home is on the market.
- Certainty: a cash offer can close on your timeline, while a listing depends on buyer demand and financing.
When I prepare this comparison for a seller, the estimate of what you walk away with comes from a title company, not a back-of-the-napkin guess.
When the instant cash offer is the right call
Sometimes it is, and I’ll tell you so. If you need to move within weeks, if the home needs major work you can’t take on, or if privacy and convenience matter more to you than the last dollar, the convenience can be worth the discount. It’s a fair trade when you make it with clear numbers.
When listing usually wins
If your home is in reasonable shape and you have a few weeks, a full-service listing puts it in front of every buyer, cash and financed. Inspection items can often be negotiated or credited at closing instead of being fixed up front. Presentation matters too. Professional photography, a 360° virtual tour and a floor plan help buyers fall for a home online before they ever book a showing.
See both numbers for your home
I’ll pull the recent sales near you and show the cash offer next to a full-service listing, side by side, with an honest recommendation, even if that recommendation is to take the cash. Start here: Cash offer or list it? See both options
